Operations Co-Coordinator's Report of Annual Inspection of CUUC Building and Grounds, as of August 2004. Performed in accordance with the current Caretaker's Agreement
The following excerpts from this recent annual survey of CUUC facilities are submitted to the newsletter in case any members can offer input concerning offers of help, suggestions on where materials can be purchased cheaply, or professional help that they can recommend for the work. If there are no suggestions, I'll consider this to be agreement with whatever is or is not done by the Operations and Maintenance Coordinators. -John Bradshaw.
House Numbers on the Front Wall - new numbers are needed
Roof Repairs - One ceiling stain indicates a possible roof leak in the skylight above the coffee room. It can probably be repaired with some black roofing caulk.
Washing Windows - The window exteriors were washed in July with Windex Exterior attached to a garden hose. Interior washing hasn't been done in some time. Window washing is available from Jani-King for eight cents per square foot.
Mailbox - The mailbox and mounting system, while functional, should be replaced, and the concrete tire that supports it should be used for replacing the sign on Babcock or for the annual May Pole ceremony.
Speaker System - The speaker system and associated microphones and earphones needs attention to determine if it is incorrectly hooked up or needs professional attention/replacement/repair, etc.
Fences/Gates - The fence to the right of the building belongs to the Hildebrands (our next door neighbors), and it is in functional condition for the most part. The small fence with gate beyond the fireplace room is ours and is in need of rebuilding. The fence on the left from the street to the corner of the meditation garden belongs to our neighbors on that side. From the front edge of the meditation garden to the rear of our lot, the fence belongs to us and is in condition ranging from function to the edge of collapse. Large sections should be replaced with either six or eight-foot boards. Currently, one cannot get permission to build a new fence as tall as ours is now, but a replacement of that size would probably not be a problem.
Linoleum Floor in Kitchen and Office - The flooring is function but unattractive; the rooms would be more pleasant if it were replaced with something lighter in color. The caretaker has noted that the linoleum is so worn that it cannot hold a gloss finish.
Doors - All doors and emergency exit bars are currently functional; however, the doors to the coffee room should be replaced. Replacement doors of the same size are available at Home Depot or Loew's, which should be satisfactory if appropriately painted. They cost around $300,. If the coffee room doors are replaced, we could reinstall the old doors, with panic bar, in the fireplace room (from which they were originally moved). The current emergency doors in the fireplace room have no windows and make the room less cheerful than it was previously. The door from the Nursery to the playground has cracks that show light from outside; it can be repaired with wood putty and paint.
